Aldar boosting its residential portfolio: Top 3 developments launched this year

Aldar Properties, one of the biggest developers in the UAE, recorded sales of $7.56 billion (AED 28 billion) last year, and they are aiming to increase that to up to $7.56 billion (AED 31 billion) this year. Most of the sales will come from the UAE market, with a focus on Abu Dhabi, Dubai, and Ras Al Khaimah, as well as Egypt and London, according to Faisal Falaknaz, Chief Financial and Sustainability Officer at Aldar Properties, and to expand its UAE portfolio, Aldar has already launched several projects this year. Hence, let’s take a look at some of the standout developments they have launched so far this year:

Sama Yas

Sama Yas is a boutique residential community located near Yas Park, offering 234 homes surrounded by nature. Residents can enjoy a luxurious lifestyle while having easy access to Yas Island’s top leisure and entertainment attractions. The design of Sama Yas aims to enhance the social and community living experience for its residents.

The community’s prime location also puts residents within cycling distance of Yas Island’s key attractions, such as SeaWorld Abu Dhabi, Ferrari World Abu Dhabi, and Yas Mall. In addition, the development benefits from easy access to major transport links, including Abu Dhabi International Airport and the main highways to Saadiyat Island, downtown Abu Dhabi, and Dubai.

Culinary mastermind Chef Izu will provide residents at Sama Yas with an exclusive dining experience, offering a restaurant, deli, and fine dining menu for enjoyment at home. The luxury living experience is further enhanced with a boutique spa, retail spaces, a 24/7 concierge, and a lounge. Additional amenities include a gym, community gardens, cycling and jogging tracks, outdoor working pods, a library and co-working space, a kids’ play area, a multipurpose room, and a theatre room for leisure, wellness, and social activities.

Sama Yas comprises three low-rise buildings with a variety of apartment options, including one-, two-, and three-bedroom apartments, duplexes, garden apartments, and penthouses. The architectural design by Woods Bagot and interior design by Mustard and Linen creates a harmonious blend of artistic and practical principles, resulting in visually captivating living spaces.

Nouran Living

Aldar Properties launched its first development in the Saadiyat Island Marina District this year called Nouran Living. This mid-rise development consists of 372 studios, and one-, two- and three-bedroom apartments.

Nouran Living is the newest addition to Aldar’s design-led urban collection, joining Manarat Living and Reeman Living. It features a bold urban aesthetic with modern, vibrant lobby areas focused on community experiences. The units offer unique designs and contemporary finishes, with buyers able to choose from two colour schemes for their homes.

Residents at Nouran Living can work at the co-working lounge, relax by the pool, enjoy the cinema, and have easy access to the gym, paddle court, and running track. Conveniently located near nurseries, supermarkets, gyms, and dining options, the community at Nouran Living will have everything needed for a balanced and fulfilling lifestyle.

Construction of Nouran Living is scheduled to start in the fourth quarter of this year, with handovers expected in the last quarter of 2027.


Aldar Properties, in partnership with Dubai Holding, launched its second residential development in Dubai, called Athlon, as part of its expansion strategy. The project will feature 1,492 units consisting of three to six-bedroom villas and townhouses with prices starting at AED 2.8 million. This collaboration follows their first project, Haven by Aldar, aimed at promoting active lifestyles and wellness, which was launched in October.

Athlon is strategically located near the Global Village entertainment centre, offering convenience for residents and easy access to both Dubai International and Al Maktoum International airports, making it an attractive option for buyers looking for prime locations in Dubai.

Athlon, named after the Greek word for ‘place of contest,’ is expertly planned around a central park that serves as the community’s focal point. In addition to this central park, Athlon also features four other parks dedicated to adventure, play, wellness, and the valley. The community boasts seven clubhouses, providing designated spaces for fitness and social activities. With over 10 km of tracks, trails, and loops, residents can enjoy jogging, cycling, roller-skating, and functional training within the community, with the cycling loop directly connected to Al-Qudra’s renowned track.

Athlon will also offer a range of activities and amenities to promote overall wellness for its residents, visitors, and workers. This includes activities that push limits and focus on well-being, sports, play, and gathering.
